Fees applying to all new tenancies from 1st June 2019
We may charge a tenant any or all of the following when required:
- the rent;
- a security deposit with a maximum of 5 weeks rent, or 6 weeks on a property with rent over £50,000 per year;
- a holding deposit of no more than one weeks’ rent;
- default fee for late payment of rent (after 14 days);
- reasonable charges for lost keys or security fobs;
- payments associated with contract variation, at £50 or reasonable costs incurred if higher, when requested by the tenant;
- payments associated with early termination of the tenancy, when requested by the tenant; and
- payments in respect of bills - utilities, communication services, TV licence, council tax and green deal or other energy efficiency charges.
Fees applying to all pre-existing tenancies entered before 1st June 2019
We shall continue to apply the charges within the existing tenancy agreement until 31st May 2020.
Application fee including agency fees are (non-refundable)
One applicant is £100.00 + VAT (£120.00)
Two applicants is £150.00 + VAT (£180.00)
Every additional applicant is £50.00 + VAT (£60.00)
If applicants require a guarantor this is also a cost of £50.00 + VAT (£60.00)
For a student, the fees are £150.00 + VAT (£180.00) which is inclusive of a guarantor as all students must have a guarantor.
**As well as the application fee - every single applicant - tenant or guarantor must pay £12.00 + VAT per person for an identity check as part of the Immigration Act 2014 which demonstrates your Right to Rent. These are a legal requirement for anyone wishing to rent property in the United Kingdom**
Upon successfully passing the application the tenant will be required to pay a Holding Deposit in order for the property to remain off the market. This Holding Deposit is transferred upon completion and signing of the Assured Shorthold Tenancy Agreement to the Security Deposit or Rental Account. Withdrawal from application following payment of the Holding Deposit will incur charges as outlined in the Holding Deposit Agreement.
When the tenants are signing the contracts they will be required to pay an Inventory Fee of £25.00 + VAT (£30.00) for unfurnished properties and £35.00 + VAT (£42.00) for fully furnished properties.
There are no further other upfront fees to pay.
Upon check out at the end of the tenancy agreement the tenant(s) will be responsible to pay the inventory check out fee of £25.00 + VAT (£30.00) for unfurnished properties, £35.00 + VAT (£42.00) for furnished properties and a deposit protection fee of £40.00 + VAT (£48.00) which covers the deposit protection costs and agency administration fees in protecting your deposit with an approved government body.
If you require a reference for your new property then these are completed at a cost of £10.00 + VAT (£12.00) per person.
