For a student, the fees are £150.00 + VAT (£180.00) which is inclusive of a guarantor as all students must have a guarantor. As well as the application fee - every single applicant - tenant or guarantor must pay £12.00 + VAT per person for an identity check as part of the Immigration Act 2014 which demonstrates your Right to Rent. These are a legal requirement for anyone wishing to rent property in the United Kingdom. Upon successfully passing the application the tenant will be required to pay a Holding Deposit in order for the property to remain off the market. This Holding Deposit is transferred upon completion and signing of the Assured Shorthold Tenancy Agreement to the Security Deposit or Rental Account. Withdrawal from application following payment of the Holding Deposit will incur charges as outlined in the Holding Deposit Agreement. The tenant when signing the contracts will be required to pay an Inventory Fee of £25.00 + VAT (£30.00) for unfurnished properties and £35.00 + VAT (£42.00) for fully furnished properties. There are no further other upfront fees to pay. Upon check out at the end of the tenancy agreement the tenant(s) will be responsible to pay the inventory check out fee of £25.00 + VAT (£30.00) for unfurnished properties, £35.00 + VAT (£42.00) for furnished properties and a deposit protection fee of £40.00 + VAT (£48.00) which covers the deposit protection costs and agency administration fees in protecting your deposit with an approved government body.
