As well as the application fee - every single applicant - tenant or guarantor must pay £12.00 + VAT per person for an identity check as part of the Immigration Act 2014 which demonstrates your Right to Rent. These are a legal requirement for anyone wishing to rent property in the United Kingdom. Upon successfully passing the application the tenant will be required to pay a Holding Deposit in order for the property to remain off the market. This Holding Deposit is transferred upon completion and signing of the Assured Shorthold Tenancy Agreement to the Security Deposit or Rental Account. Withdrawal from application following payment of the Holding Deposit will incur charges as outlined in the Holding Deposit Agreement.
