Sapphire Homes now offer a new home ‘snagging' inspection service through its network of property professionals. We complete a thorough inspection of your home and help you to present the results of the inspection to your developer so that they can rectify the faults with immediate effect.
To the untrained eye – it can often be difficult to see builder's shortcuts in construction therefore our site investigator will check to see if equipment has been professionally and correctly installed to try to minimise the risk of faults appearing after completion.
This is also essential as not all aspects of a new property are covered under the builders warranty therefore must be rectified before completion otherwise you may be responsible for the repair should a fault arrive. Therefore we will pressure the builders to ensure that the job is completed to our own high standards.

New Build Facts
It is believed by many that the warranty expires within 6 months of completion and that this is the deadline for getting any defects rectified. But this is not the case. There is actually a two-year period with most developers to which the builder are responsible for the majority of defects – and a further 10 year guarantee under the NHBC warranty to which all of our developers abide to.
With the housing shortfall expected to continue for many more years many developers see this as an opportunity to complete developments as fast as possible in order to increase sales potential and then have the capacity to move their labour force onto new developments.
But as these developments are being constructed with such speed it is clearly visible why quality becomes a secondary issue.Hence, why many new build homes have minor or sometimes major defects when you move into the property.

Your fees include an inspection list sent to you the Client, the developer along with an explanation of the technical terms and resolving any general queries that arise. Photos and drawings can be arranged if requested in advance, but this may incur a small extra charge. Please call for details.
